Job Description: As an Assistant Property Manager you will facilitate, organize, and coordinate several tasks related to the maintenance of the property portfolio. The ability to multi-task, prioritize and complete tasks in a timely manner is imperative. Being self-motivated and a self-starter is beneficial, as well as a being a detailed communicator with the ability to close the circle on communication between the various team members. The following requirements are to be conducted as support to or on behalf of the Property Manager:
Responsible for all day-to-day operating activities of the property, inclusive of active vendor management.
Provide exemplary customary service to all tenants, by managing all tenant requests via email, phone, and the online tenant work order system.
Field phone calls and onsite visits from tenants and provide any necessary support to the tenant on behalf of the Property Manager.
Maintain strong vendor relations by monitoring the performance of all contractors to ensure adherence to work orders and contracted services.
Proactive collection of monthly tenant rental payments, and prompt notification to the Property Manager of any delinquencies.
Process and/or review all Accounts Receivables and Accounts Payables, in a timely manner and submit to manager for review and approval.
Monitor and maintain Vendor and Tenant files.
Conduct monthly inspections of the property, such as janitorial, landscape and various maintenance and prepare a written report outlining inspection findings. Initiate corrective action as needed, with Property Manager approval.
ASSISTNANT PROPERTY MANAGER

Administration of all service contracts and contract abstracts for the property, soliciting bids, evaluating proposals, and preparing Bid Comparison reports for Property Manager review and approval.
Prepare and/or review all lease abstracts as it pertains to the assigned property portfolio, and on a company level as support to due diligence efforts.
Maintain Tenant and Vendor insurance reports monthly and submit to Property Manager to ensure accuracy.
Assist Property Manager in any other tasks as needed, such as preparation of annual budgets, construction management oversight, and miscellaneous projects.
Qualifications:
Proficient in Microsoft Word, Excel, Outlook and Power Point.
Experience with Appfolio a plus.
Superior time management, organizational and interpersonal skills.
Previous commercial real estate industry experience.
Must be able to work in a fast-paced environment with rapidly changing priorities and remain flexible throughout such changes.
Must be team oriented, have entrepreneurial spirit, communicate well and be able to interact with tenants, vendors, clients, and team members.
